The III COHABITAC Conference highlighted the need to strengthen the role of social housing providers in order to expand the stock of publicly protected housing as a response to the housing crisis, while also establishing a legal framework capable of scaling long-term housing solutions.
Our CEO, Manel Rodríguez Murillo, participated in the panel discussion “Why and for whom should the legal structure of social housing providers be designed?” to address how this model should be structured and what conditions are needed to attract private capital without compromising the social function of affordable housing.
During his intervention, Manel highlighted:
“What we are seeking is for this provision model to be regulated and for mechanisms to be created so that private funds can invest. However, we must ensure that part of the capital gains generated by this model — which will receive significant public support — remain embedded structurally within the system.
The private sector will be asked to commit to a minority distribution of these capital gains, because that reinvestment will become the solution for the next day, ensuring that we do not remain permanently trapped in this situation.
The countries that have achieved better conditions in addressing the housing problem are those where investments made 50 or 60 years ago are now generating returns that continue to be reinvested.”
