On February 17, Alejandra Mora, CEO and Director of ALAS SBIC, participated in a breakfast event organized by the newspaper Cinco Días in collaboration with PwC, where the main challenges facing the real estate sector in Spain were discussed.
Other participants included Beatriz Toribio, Secretary General of the Association of Spanish Property Developers; Miren Telleria, Head of the Real Estate Sector at PwC; Laura Fernández, General Director of Asval; and Roberto Campos, General Director of Avintia Inmobiliaria.
During the event, the speakers agreed on the need to redefine the model of housing production and development in Spain in order to address current shortcomings and adapt to future trends.
Alejandra Mora highlighted the lack of public resources allocated to housing, noting that only 0.15% of GDP is assigned to this sector in the national budget—an amount she considers insufficient to tackle current challenges. “Housing must be an economic and social priority; without greater public investment, it will not be possible to address the structural issue of accessibility,” Mora stated.
She also pointed out a long-standing weakness in the Spanish real estate model: the focus on housing built exclusively for sale. According to Mora, while this strategy has been effective in certain periods, it has not allowed for the creation of a stable and sustainable housing stock in the long term.
Mora also emphasized the lack of traceability of public housing funds. “We don’t know where affordable housing will end up or who will hold it in the long term—something that is managed with much more clarity and efficiency in other European countries,” she explained.
The main takeaway from the event was the urgent need to define a housing model that not only addresses today’s challenges, but also ensures a sustainable, inclusive, and accessible future for all.
